If you have ever driven through the rolling hills east of the Caldecott Tunnel, you already know why Lamorinda — the collective name for Lafayette, Moraga, and Orinda — holds a special place among Bay Area homebuyers. These three cities offer a combination of top-tier schools, walkable village downtowns, and easy access to San Francisco that is genuinely difficult to find anywhere else in the region.
I have worked in this corridor for over 20 years. What I see here, year after year, is buyers who do their homework and still underestimate how competitive the market truly is. This post is meant to give you an honest picture — so you can arrive prepared.
Lafayette: Vibrant Downtown, Deep Community Roots
Lafayette is the most commercially active of the three cities. Its downtown stretches along Mount Diablo Boulevard with locally owned restaurants, boutique shops, and a BART station that puts San Francisco within reach in under an hour.
Residential neighborhoods range from modest single-family homes near the freeway to substantial estates in the hills. Properties in the Springhill and Burton Valley school attendance areas historically attract particular buyer interest because of the reputations of those elementary schools.
Market character: Lafayette tends to see the most activity early in the calendar year and again in early fall. Homes priced correctly and presented well rarely sit more than two to three weeks.
Moraga: Quiet, Community-Centered, Family-Focused
Moraga is the quietest of the three and proud of it. The city has a small-town quality — neighbors know each other, the farmers market draws regulars every week, and Saint Mary's College gives the community an academic anchor.
The residential inventory skews toward larger lots and single-story ranch homes, which appeals strongly to buyers seeking space, privacy, and lower-density living. The Moraga School District has a strong reputation and is a significant draw for families relocating from out of the area.
Market character: Inventory in Moraga is consistently low. When a well-positioned property comes to market, it tends to move quickly regardless of broader market conditions.
Orinda: Architecture, Acreage, and the Theater District
Orinda occupies a unique position in the Lamorinda corridor. Its downtown, anchored by the iconic Art Deco Orinda Theatre, has a distinctly curated character. Residential properties here often sit on larger parcels, with more architectural variety than you typically find in Lafayette or Moraga — Eichlers, mid-century moderns, and custom hillside homes alongside traditional floor plans.
The Orinda Union School District and the shared Acalanes Union High School District (which serves all three cities) consistently rank among the top public school systems in California.
Market character: Orinda attracts buyers who are specifically seeking space and individuality. Unique properties with land or distinctive architecture can command a significant premium over comparable square footage elsewhere in the corridor.
What Buyers Should Know Before Making an Offer
Pre-approval letters from reputable local lenders carry more weight than those from online lenders in multiple-offer situations.
Inspection contingencies are increasingly negotiated — understand your risk tolerance before you make an offer.
Escalation clauses can be effective tools, but they require careful structuring. Working with an experienced agent who knows these neighborhoods matters here.
